SBEM Calculations & BRUKL Reports




SBEM calculations (Simplified Building Energy Model calculations) are required for all newly built, converted or significantly extended commercial properties in order to demonstrate compliance with Part L2 of the Building Regulations.
SBEM calculations are used to assess the overall energy efficiency and associated level of carbon emissions for a new building or alteration, and are based upon the proposed plans and build specifications, lighting and HVAC systems. The results of each SBEM calculation is submitted to Building Control in the form of a BRUKL report.  (Building Regulation UK Part L.)
An SBEM report is required both at the ‘Design Stage’ before the commencement of any work and also at the ‘As Built Stage’ prior to obtaining a completion certificate. At this point SBEM calculations are also used to produce a Non-Domestic Energy Performance Certificate (EPC) which is also required as part of the sign off procedure.
